Your Place Inc. is a rental arbitrage platform that helps investors, operators, and furnished housing providers acquire and manage short-term rental properties, event homes, co-living units, and other furnished rental models.

● Acquisition Team: Negotiates with property owners to secure master leases suitable for corporate leasing.

● Consultant Team: Guides clients through property selection and business model strategy.

● Setup Team: Manages the full setup process from furniture delivery to property readiness.

● Success Team: Handles lease onboarding, ongoing client support, and property performance checks.

● To provide services, process transactions, and maintain communication.

● Shared only with network partners directly involved in your property acquisition (e.g., landlords, contractors) with your consent.

Terms of Service

Service Fees, Refunds & Credits

● All acquisition and service fees are non-refundable. These fees are considered operational business expenses associated with real estate services.

● Chargeback Policy: Initiating a chargeback for any acquisition or service fee is considered theft of service. We will pursue all available legal remedies, including collections and civil litigation.

● Credits: If a client has not confirmed completion of due diligence or readiness to proceed with lease signing, we may allow paid acquisition fees to be transferred and applied to another available property. This is subject to availability and valid for up to three alternative properties before the credit expires.

● Once a client confirms readiness to proceed and the property owner agrees to lease terms, the acquisition is considered final and binding.

● If a landlord backs out through no fault of the client, we will apply a credit for a new property acquisition.

Acquisition Process:

● Acquisition fees must be paid in full before property addresses or details are shared.

● Clients are expected to perform market research using ZIP codes provided prior to payment.

● Upon payment, clients receive access to property addresses and are expected to complete their due diligence, visit the property, and submit lease applications promptly.

● We provide property data to assist clients but do not guarantee financial performance, ROI, or success.

Consultation and Recommendations:

Our consulting team provides data and insights to help clients make informed decisions, but all investments carry risk. Clients are responsible for final decision-making.

 

Special Programs

VIP Corporate Sublease Program:

For clients who cannot qualify for leases under their own company, Your Place may act as leaseholder and manage payments and landlord relationships on their behalf.

 


 

Legal Disclaimer & Liability

● Your Place Inc. is not liable for outcomes resulting from client decisions, market conditions, or landlord actions beyond our control.

● Any fees assessed for setup, consulting, or lease management are tied to services rendered and are not contingent on the performance of the property.

● In the event of client non-payment, YP reserves the right to charge interest, impose late fees, and pursue collections or legal action.

 

Landlord & Community Partnerships

Your Place works directly with apartment communities, landlords, and property managers to support corporate leasing and maintain property standards. We assist with:

● Screening and compliance support for corporate tenants

● Maintaining rental quality and furnishing standards

● Facilitating lease terms and expectations for both parties

 

Investor Support & Partnership Goals

We help investors grow wealth through rental arbitrage by offering:

● Market research and acquisition support

● Full-service property setup and management

● Ongoing performance monitoring and business model strategy

 

Modifications to Policy

We may update these Terms of Service or our Privacy Policy at any time. All updates will be posted on our website. Continued use of our services constitutes agreement to the latest terms.
